Project Description
PRD 845 is an urban infill project in downtown Phoenix developed adjacent to the Roosevelt Historic and Arts Districts. A medium density cluster of twelve condominium homes, this enclave is organized around two, private mews that mix cars and people in an intimate urban environment. PRD845 provides attainable market rate housing and was constructed in 2007 for under $110/sf. Recognized for both its design and innovative housing typology, PRD845 was featured in Architectural Record and received both an AIA and the American Architecture award.
The developer of PRD845 presented Studio Ma with a design challenge: to provide unique and varied housing units within the limits of wood frame construction while providing each resident with a feeling of individual ownership over both their interior and exterior domain. The challenge was to avoid the typical, monotonous townhome typology while using a repetitive and efficient construction system for framing dimensions and stacking of services. Unit sizes range from 900 to 2,200 square feet and are designed to accommodate an active, live-work lifestyle with ground floor garage and studio spaces, and large outdoor roof decks with views of downtown Phoenix and the surrounding mountains. Through our collaboration with the developer, Studio Ma developed a unit mix that addresses a diversely targeted market. Four unit types provide a combination of studios and one, two and three bedroom apartments to attract each demographic targeted within a small development. For example, the “Urban Achiever” unit is a large, two level studio with a garage and a small terrace while the three level “Young Influentials” unit includes a garage, a ground floor live-work space, a living and dining space, and a bedroom with a convertible office / additional bedroom space.
