Project Description

Conceived as a continuing care campus, Needham’s “Senior Overlay District” was created to provide an aging-in-place residential resource. As the second development of the senior campus, this provides a variety of living options to complement the existing Wingate at Needham – skilled nursing facility, also designed by the firm.

While 42 of the 91 residential units are designed with the mainstream assisted living resident in mind, the project provides for separate early dementia and intermediate dementia memory care assisted living wings to provide 37 units. Also provided are 12 service-enhanced independent living units for higher functioning residents who may have a spouse in the assisted living or skilled nursing facility or who simply want to avail themselves of some assisted living services. Common spaces were designed to carefully manage internal vistas to outside gardens and courtyards and to provide a variety of internal circulation routes so that the resident never feels closed in or dead-ended.
