Project Description

Located between Prince and Spring Streets, and adjacent to the West Village, SoHo and Tribeca, One Vandam represents the dynamic intersection of celebrated New York City neighborhoods. The building responds to its site and context with a luminous limestone and glass façade that exhibits degrees of transparency and reflection based on the lighting conditions and viewing angle. Through strategic massing, the lower portions of the building are at scale and alignment with the adjacent streetscape, ensuring the architecture complements the neighborhood.

The slender residential tower overlaps the “gatehouse” building perpendicularly and sits atop the commercial plinth, surrounded by a landscaped green roof and generous exterior tenant amenity space. An innovative and sustainable urban garden and green-ribbon wrap the building from the rear courtyard to terrace footpaths, to the main terrace, ending at the entry garden at ground level.

The 14-story mixed-use building includes 25 luxury residences with seven unique floorplates and through-floor unit layouts. Three penthouse residences feature panoramic views designed to embrace the cityscape and iconic Manhattan skyline in three directions.
