Project Description

The goal was to incorporate the new design within the existing shell of the structure, with very little modification to the historic exterior. We worked together with the Historic Commission to insure we maintained the character at every point possible. A new window system was designed to sit adjacent to the old so we could maintain energy efficiency which significantly helped us achieve LEED Gold status.
The design incorporated a terraced garden along half of the perimeter of the building which could be accessed by individual units at the basement level. In order to do that, the grade was excavated at the basement level.
The unit layouts are open concept with exposed concrete columns and ductwork to integrate the industrial theme of the warehouse.
We needed to protect portions of the building for sound attenuation, because of the proximity to the highway.
The ultimate goal was to provide affordable housing close to downtown and maintain a high quality of life for the resident via the LEED.
