Lamar Central is situated near downtown Austin in a major employment center and in close proximity to a wide variety of housing options. STG Design designed the 165,000 sf Class A building as an alternative to a downtown location, but with all of the same benefits–restaurants and retail, walkability, and access to various modes of transit, parks and trails. Lamar Central offers its tenants proximity to premier residential neighborhoods with north/south access along MoPac and crosstown access along 38th and 45th Streets. It provides a place where local businesses can continue to expand and hire additional personnel.
STG designed and scaled the building with the pedestrian experience in mind. Visually scaling down the theme of the architecture with the use of canopies allows pedestrians to easily experience and comfortably walk by the building. The illuminated breezeway opens to the landscaped courtyard to provide cooling breezes in the hottest Austin weather. Additionally, some other cutting edge design features include the use of brise-soleil on the south side horizontal louver to shield the building form direct sunlight and in turn creating a more energy efficient space. The exterior of the building features four-sided structural sealant glazing to provide a clean, smooth design aesthetic at the corner of 38th and North Lamar Boulevard.
STG Design was constantly thinking of sustainable practices during all phases of design. The demolition and construction waste was sent off-site for sorting of recyclable materials and diverting waste from the landfill. Many of the materials used in the construction contain recycled content, ow-emitting volatile organic compounds and were locally-sourced from within 500 miles of the site when possible. Additionally, STG designed a rainwater runoff system using a 40,000-gallon cistern located under the parking garage that collects rainwater runoff and condensation from the rooftop mechanical equipment. The water is then supplied to the courtyard fountain feature for irrigating the site’s landscape around the development. Additionally, the facility has preferred fuel efficient vehicle parking, an electric vehicle car charging station, Car2Go parking spaces, an access-controlled bike storage room, and shower and changing rooms for tenant employees.
