Project Description
Located in an upper Northeast Washington DC neighborhood, Fort Totten Square, a 348 unit multifamily building, brings an upscale, stylish pop aesthetic to its residents. As the neighborhood establishes itself as a destination, the building amenity spaces have to successfully deliver high design with great impact. Heavily grounded in art and design, all of the social gathering spaces and common areas feature a carefully curated collection of House Art, including oversize commissioned pieces by emerging artists from Longview Gallery, a fixture of the DC art scene. Exterior amenities include over two acres of lush, green courtyards, a pool with a waterfall edge, a yoga lawn, outdoor television, communal fire pits and modern-feeling outdoor dining area. Intentionally keeping the majority of the overall interior architecture palette grounded in charcoal gray, walnut brown, white and black, key design features such as an outsize communal fireplace bench and the double story cobalt ceilinged art gallery have unexpected accents of color to keep the atmosphere feeling social and dynamic. Residents encounter surprises such as the “hidden” reception desk and sunshine-color, deeply upholstered work alcoves that line the interior route to the yoga lawn. Oversize modern cross-stitched rugs are used as wall hangings to acoustically soften concrete floor and glass-walled spaces and provide texture on 18’ high walls. The project’s location will catalyze an injection of additional development in the Fort Totton neighborhood. One of the District’s first urban-format Wal-Mart grocery and pharmacy stores anchors the ground floor retail space. It’s location near the Fort Totton metro adds to the transit oriented nature of the development and allows immediate access to the city and suburbs via the Red, Yellow, and Green Lines.
