FROM THE ARCHITECTS:

Just east of Halsted, 710 West Grand brings 105 rental apartments, 5,000 square feet of retail space, and 45 parking spaces to Chicago’s River West neighborhood. Only 315 feet from the Grand Blue Line CTA Station, this project qualifies as a Transit Oriented Development, allowing for limited on-site parking spaces due to its close proximity to a major transit hub. In line with the sustainable principles of the Transit Oriented Development Program, the project will be certified LEED with a goal to attain LEED silver.

Sited on a deep, triangular shaped lot, 710 West Grand breaks away from the traditional rectangularity of development projects that Chicago’s grid often dictates. The building responds through a bend in its form, resulting in two rectangular elements joined at a 30-degree angle. This angular form benefits tenants through offering a diversity of downtown city views — some tenants have views of North Michigan Avenue while others look toward the Loop. White terracotta wraps the sides of the building, and shifted punched openings activate these façades. The two ends, one of which is the street front, are marked by glass window walls that are complimented with varied metal finishes.

A variety of housing configurations will be offered, ranging from studios to two-bedroom units. The building is topped with an amenity penthouse and rooftop that hold a fitness room, kitchen, private dining room, lounge, outdoor terrace, and grills for all tenants to use. With multiple forms of public transportation just steps away, this project offers residents easy access to a number of Chicago’s distinctive neighborhoods. Bordering the boundary between Chicago’s east and west sides, 710 West Grand proposes a flexible way of living that allows for both downtown and neighborhood-like characteristics through its location and design.
