Project Gallery: Creston Avenue Residence

This proposed building will be approximately 62,750 square foot, 10-story tall building with full basement. It will contain 21 studio apartments, 12 one-bedroom apartments, 32 two-bedroom apartments and one two-bedroom apartment: User-generated architecture from Magnusson Architecture & Planning.

Located at 2382 Creston Avenue in the Bronx, New York, the project site is made up of four contiguous lots, with a total approximately 9,500 sq ft and it is situated on the eastern side of Creston Avenue between East 184th and East 188th Streets. The proposed building is rectangular shaped, fronting on Creston Avenue with the building creating a recessed area extending along the front of the building. It leaves approx. 3,330 square feet of open space to the east which provides maximum southern exposure and views to the southeast. Additionally, the building sets back on the west side on the 6th,9th & 10th Floors and the east side of the 9th Floor. The massing allows for a combination of contextual brick façade portions on the lower floors portions of the north and south sides and a more modern and lighter composition of glass, metal/rain screen panels towards the center and on the upper recessed floors breaking the scale to fit nicely in the neighborhood. The project is enrolled in the LEED for Homes mid-rise with a target of LEED Platinum certification and in the NYSERDA Multifamily Performance Program & green Affordable Housing Incentives.For more details and images of the Creston Avenue Residence, visit ARCHITECT‘s Project Gallery.
