And like The Solaire, the building will offer air filtration systems to optimize indoor air quality and finishing materials will contain no or low volatile organic compounds. The community will be linked to The Solaire’s blackwater treatment plant, which recycles water from bathrooms and kitchens.
The 24-story community is expected to open in November 2005. Financing is being provided by 30-year Liberty Bonds from the New York State Housing Financing Authority. As a condition of the bond program, 5 percent of the building units will be reserved for moderate-income families.
Dommon is developing three affordable communities on the same street in New York’s Bronx neighborhood: 46-unit 1100 Franklin Ave., 46-unit 1208 Franklin Ave; and 48-unit 1090 Franklin Ave. Meltzer/Mandl Architects designed the properties, which offer studios and one- and two-bedroom units. Buildings feature colorful brick facades to create the look of several small buildings.
Opus West Corp. and Geoffrey H. Edmunds & Associates broke ground on Scottsdale Waterfront Residences, a 198-unit high-rise condominium project in Scottsdale, Ariz. Units will range from 1,100 to 5,000 square feet, and amenities will include a rooftop pool and spa, fitness center, and residents’ club with a kitchen, entertainment space, and wine storage lockers. The project is expected to be complete by the beginning of 2007.
Ambling University Development Group, a division of Ambling Cos., opened University Village, a $36.4 million student housing community at Delaware State University in Dover, Del. The community includes 300 units and the Village Café, a 250-seat student dining facility. Units feature full kitchens, high-speed Internet access, and intrusion alarms.
Lane Co. is developing ATL Lofts, 303 rooftop lofts atop six buildings in the retail/entertainment district of the Atlantic Station community in Atlanta. The one-, two-, and three-bedroom lofts will feature two-story living rooms, open or spiral staircases, and exposed brick on interior walls. Most units will feature a patio or terrace overlooking the restaurants and stores. Completion is set for the summer of 2006.
AHC opened Hunter’s Park, an affordable senior housing community in Arlington, Va., offering 74 one-bedroom units. Five apartments are reserved for very low-income residents who earn less than 30 percent of the area median income; 24 units are designated Section 8; and the remainder are available to moderate-income seniors earning less than 60 percent of AMI.
Mark-Taylor opened San Palacio, a 352-unit luxury apartment community in Chandler, Ariz. The one-, two-, and three-bedroom units feature ceramic tile in the entry, kitchens, and baths, 9-foot ceilings with ceiling fans, and black-on-black GE appliances. Amenities include a heated pool with waterfalls, fitness center, and concierge service.
Central Community Housing Trust is developing its first suburban affordable housing project, the 87-unit Sinclair in Chaska, Minn. The property, located across the street from a school and scheduled for completion in 2007, will offer underground parking, a landscaped courtyard, and a play area.
Trammell Crow Residential is developing Ovation, a 19-story condominium community in Atlanta’s Buckhead Plaza district. One- and two-bedroom units will feature 9-and 10-foot ceilings, granite counter-tops, and stainless steel and/or black electric appliances. Amenities will include a pool on the terrace, fitness center, clubroom, and business center. The project is expected to be complete next year.
Ian Bruce Eichner is developing The Cosmopolitan Resort and Casino, a $1.5 billion casino and condo project next to the Bellagio Hotel in Las Vegas. The resort will feature 2,200 hotel rooms with approximately 1,480 sold as condo-hotel units; a 70,000-square-foot casino; and more than 300,000 square feet of retail and restaurant space.
American Development Co. and Langsam Property Services are renovating a 20-story building in Manhattan into Park South Lofts, a 40-Park South Lofts unit luxury condominium community. Kitchens will feature refrigerators with Internet access, imported glass tile, granite countertops, and wine chillers.
Meta Housing Corp. broke ground on Northwest Gateway Apartments, a 275-unit mixed-income apartment community in Los Angeles. The community is being built on the site of the historic Toluca Train Yard and Substation, which closed in 1955. Meta Housing will preserve and incorporate two historic structures into the development. Amenities will include an on-site tutoring facility offered through Century Housing’s More Than Shelter programs.
J.I. Kislak Inc. is converting The Colonnades at Plantation, a 230-unit rental community in Plantation, Fla., into a condominium. One-, two-, and three-bedroom units are spread out over 30 two-story buildings. Renovated units will feature tiled kitchens, new cabinetry and countertops, and full-size washers and dryers. Amenities include a clubhouse with fitness center, a tennis court, pool and spa, and a car care center.
AIG Global Real Estate Investment Corp. and Lane Co. acquired the 256-unit Dulaney Valley Apartments in Towson, Md. and will redevelop the community into 900 luxury condominiums and apartments. One-, two, and three-bedroom units will feature upscale amenities. Construction is expected to start in early 2006 and be complete by 2010.
Urban Pacific Builders and Phoenix Realty Group are developing CityView Lofts, a 40-unit for-sale loft conversion project in downtown Los Angeles. An adaptive reuse of a historic 1890s vintage building, the community will offer workforce housing with prices starting in the low $300,000s.
