Building owners, tenants, lawyers, and other green-building professionals seeking to align financial and energy incentives in building leases have a new resource in greenleaselibrary.com. Launched by a collection of green-building organizations, the site, for which membership is free, aims to provide a centralized resource of commercial green leasing resources.

The project is a collaboration of the U.S. General Services Administration; U.S. Department of Energy’s Office of Energy Efficiency and Renewable Energy’s Building Technologies Program; Commercial Real Estate Energy Alliance; Building Owners and Managers Association; Rocky Mountain Institute; NYU Schack Institute of Real Estate’s Center for the Sustainable Built Environment; Institute for Market Transformation (IMT); and Natural Resources Defense Council.

Resources are divided into three sections: Guidance (how to develop, negotiate, and implement green leases); Best practices (successful green-lease case studies); and Toolkits (sample green- lease language and templates). The site also maintains a glossary of common leasing terms and definitions. The library will be updated as more information becomes available, according to IMT.

“The two main barriers to green leasing right now are a lack of knowledge among real estate professionals and unwillingness to change existing practices. We believe that the new website is an ideal step forward in addressing those issues,” says Adam Sledd, green leasing program manager at IMT.
