Located in the heart of Chicago’s downtown theatre district, the Marquee at Block 37 is a 38-story, 690-unit luxury apartment tower built above an existing four-story retail mall and active subway transit line. The firm designed both the architecture and interiors to cater to residents desiring to live in this dynamic urban location. The designers drew their inspiration from the district’s surrounding 1920’s era theatres by employing exterior canopies resembling theatre marquees along with film inspired artwork, dramatic draperies, and lighting fixtures. The interior program encompasses an array of modern amenities that offer residents 33,000 square feet of one-of-a-kind indoor and outdoor spaces located on the fifth and 38th floors. The main amenity spaces on the fifth floor include club lounge, party room, library, gaming room, cinema lounge, business and conference rooms that provide a variety of venues for relaxation, entertaining, and working. The interior design features contemporary Italian furniture, fireplaces, and timeless wood and stone materials that all work together to create a dramatic and sophisticated environment. To compliment these interior amenities, the building also offers a large outdoor deck that overlooks the marquee of the historic Chicago Theater and features a pool, cabanas, grill terrace, and fire pit. On the 38th floor, an observation deck is easily accessible from the premium fitness center and steam/sauna rooms that provides expansive views of Chicago and Lake Michigan. Apartment units feature clean, fresh finishes such as wide plank flooring, Leedo European cabinetry, stainless-steel appliances, white-quartz countertops in the kitchen and bath, and porcelain tile backsplash in the kitchen. Each unit also has floor-to-ceiling windows with roller shades, allowing for plenty of natural lighting in each space.
