This new construction on a small Ballard lot (less than 4,000 SF) focuses on maximizing the use of space and the indoor/outdoor connections.
A compact 2 car garage (sharing space with the also compact backyard) dubs as a deck at the main level. The front portion of the main floor is dropped closer to the street level to enhabce connection and curb appeal.
An oversized bioretention cell processing the roof and deck water, and photovoltaic panels on the roof contribute to reducing the carbon footprint of this generous sized small house. Finished in August 2015.
