Project Description

FROM THE AIA DC:

1200 Seventeenth, a 170,000 SF, 11-story trophy office building located at the northern edge of the central business district in Washington, DC, takes full advantage of the site’s unobstructed perimeter and expansive views of surrounding landmark buildings and urban spaces. Situated on a triangular parcel formed by the intersection of Rhode Island Avenue and M Streets NW, the building’s massing consists of two terra-cotta forms bisected diagonally by a smooth glass volume. This gentle interplay between the gridded terra-cotta façades and the diagonal glass space, which organizes the composition and serves as a dramatic entry, echoes the site’s powerful overlapping geometries. Its jewel-box design features floor-to-ceiling glass and nine-foot-high finished ceilings, which enhance the overall work environment through abundant daylight. A column-free floor plate, with an unmatched ratio of exterior wall to floor area, provides an optimal workplace for professional services organizations. This open, efficient layout was a decisive factor in the building being 65% pre-leased prior to its completion.
