Nestled atop a wooded hillside in Harford County is Avondell. Completed in two phases, the market-rate senior community hosts a mixture of living units. The first phase included 24 assisted living apartments and 98 independent living apartments. Independent living units (in both phases) range in size from 518 nsf for one-bedroom studios to 1,120 nsf for two-bedroom-dens. Many apartments have private balconies. The Phase Two expansion added independent living apartments, over 5,000 sf of community amenity spaces, and a 4,000 sf swimming pool for water aerobics and lap swimming.
A particular goal of the client was to encourage interaction between assisted and independent living residents, rather than isolating the two populations as more commonly occurs in senior housing.
By creating shared amenity spaces including a large formal dining room, bar and billiards space, living room and library, theater, beauty salon and spa, pool, fitness room and a Café, residents of all abilities build a cohesive and warm community.
Avondell meets the definition of a high density development according to the USGBC LEED for Homes guideline, with over 15 dwelling units per acre of buildable land. An existing pond on the property was retained and preserve for the benefit of the environment and the community.
