FROM THE ARCHITECTS:

Houston-based Hines is managing the development of Ion on behalf of RMC, bringing a proven track record of quality building delivery. RMC has engaged a powerhouse team, which includes New York-based SHoP Architects, James Carpenter Design Associates and James Corner Field Operations, as well as Gensler’s Houston office, on a design for Ion that will bring the iconic building into the present while honoring its Art Deco roots. Renovations of the landmark Sears building – now pared down to its original 1939 façade following the removal of the metal cladding placed around the building in the 60s – will embrace resiliency and environmental sustainability. Signature elements from the original 1939 design by the Chicago firm Nimmons, Carr & Wright are being completely restored – including the historic corners, glass block windows, decorative tilework and three-sided storefront with architectural canopies – reconnecting the open interior and large windows to the surrounding streetscape. The incorporation of a new, central light well surrounded by a decorative, perforated metal guardrail adds natural light and provides unobstructed views across the entirety of the ground floor, including the mixed-use public space on Ion’s north side which is designed to foster a bevy of day-to-night activity.
